Buyer’s Inspection

This is our typical home inspection that catches common defects so you understand the investment you’re making.

SELLER’S PRE-LISTING INSPECTION

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

HOMEOWNER MAINTENANCE INSPECTION

A homeowner may want a list of repairs to work off of. Sometimes, it’s difficult to objectively evaluate your own house. An objective inspection report can help the homeowner prioritize home repairs.

BUILDER’S ONE-YEAR WARRANTY INSPECTION

Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.

Radon Testing

Radon testing is the only way to determine if your home has higher-than-average levels of radon, which can pose a health risk to your family. Outdoors, radon will naturally dissipate harmlessly into the atmosphere as it rises through the crust. But in homes, it can become trapped, which is dangerous for the health of you and your family. Radon is colorless and odorless, and it is extremely carcinogenic.

Mold Testing

Whether you’re thinking of purchasing a home and believe it may have a mold problem, or you’re noticing signs that your own home may have mold after an issue like flooding or water damage, a mold test from a qualified home inspector is essential. Mold testing allows you to check for potentially harmful mold, such as black mold, which can hide inside walls and in damp areas, and often go undetected for months or years.

Water Testing

Whether you’re buying a new home or think that your own home’s water quality may not be up to par, water testing is a good way to check for dangerous contaminants and bacteria which could be harmful to your health. Water testing is particularly important in older homes, which may use copper pipes and solder that contain high amounts of lead.

Our Inspections Include the Following:

CONDOMINIUM / MANUFACTURED HOUSE

A condo inspection EXCLUDES the Roof, Site, Exterior, Insulation, Attached Garages/Carports and sometimes the Structure. These systems typically are owned/maintained by the Home Owner’s Association. A typical manufactured house does not provide access to the attic space. Rarely is there an attached garage.

SINGLE FAMILY HOUSE

Inspection fee varies by size and age of house

DUPLEX

Includes the entire roof and both units

4-PLEX

Includes the entire roof and all units.

APARTMENT BUILDING

Includes entire roof and 4 to 8 randomly chosen apartment units.

COMMERCIAL BUILDING

Please call for a price quote. A commercial building is more involved and may require a field visit for an accurate price quote.
